The Northwell Health Glendale Multi-Specialty project focused on turning an old hibachi restaurant into an 8,500 square foot multispecialty practice in Queens, NY. The goal of this project was to offer more outpatient healthcare options to local residents and promote a healthy community.
The project renovation scope included an ENT procedure room, sixteen patient exam rooms, an echocardiogram/stress test room, point-of-care testing lab, and staff support spaces.
The previous second floor restaurant space was fully
gutted, and this project received all new architectural partitions and finishes, lighting and plumbing fixtures, and HVAC fit out. Three new packaged rooftop units were installed to serve the new second floor space. The three units were provided with DX cooling and utilized the existing gas services for heating. Additional heating was provided to the patient spaces by electric reheat coils at the VAV terminal units.
This was a design-build project, which allowed for constant coordination and problem solving between the design team and contractors. With the contractors being on board from the start of design, the team was able to provide an initial architectural and MEP design that worked in the space and did not have to wait for the bid process to proceed. There was always an open line of communication. Some challenges this project faced included having limited existing MEP infrastructure in the existing space, coordinating and sealing the many existing
hibachi exhaust roof penetrations with the structural engineer, and coordinating work outside our project area on the 1st floor.
Overall, this project was a very collaborative effort and the resulting space is excellent. Every member of the design and contractor team was open-minded, experienced, and efficient which really benefitted the final product. Hopefully this space serves the community for many years to come.
